Budget rule of thumb

A standard Tokyo lease stacks deposit (敷金), key money (礼金), a full month's agency fee, a guarantor-company fee, insurance, lock change and up to two months of rent paid in advance — 4.5–6× monthly rent is normal. The upside: monthly rent itself is often cheaper than comparable global cities, and much of the up-front money is deposit or rent you'd pay anyway. For Kita, that means budgeting roughly ¥315,000–¥420,000 up front for a studio, before furniture and moving costs.
